What does it really cost to market one property listing?

Marketing a single listing adds up fast. The real cost is rarely just photography. This page helps you see every line item, then estimate the total with your own pricing.

The full cost is more than photos

When agents and sellers picture listing marketing cost, most think of the photographer. In practice a listing can also involve photo editing, a video, virtual staging, listing copy, social posts, flyers, open house materials, revisions, and the internal time spent coordinating all of it.

Each of those is a separate decision with a separate cost. Looked at one at a time they feel small. Added together, per listing and across a month, they are often larger than expected.

Line items to account for

  • Photography and any twilight, drone or extra-room add-ons
  • Photo editing and enhancement
  • Listing video, walkthrough or social cut
  • Virtual staging, priced per image or per room
  • Listing copy, the description and feature bullets
  • Social content and short-form reels
  • Flyers, brochures and open house materials
  • Revisions and redos when something needs another pass
  • Internal coordination time, valued at your hourly rate

Estimate it with your own numbers

The calculator separates each of these into its own field. You enter your own vendor pricing and your own hours, and it returns an estimated cost per listing, an estimated monthly total, your largest cost category, and the workflow that may create the most manual drag.

One listing should not require five vendors. The first step is simply knowing what your current workflow costs.

Any figure mentioned on this page is an example for illustration only, not a market price. Use your own vendor pricing in the calculator for a closer estimate.

Common questions

What is included in listing marketing cost?
Commonly photography, photo editing, video, virtual staging, listing copy, social content, flyers and open house materials, revisions, and internal coordination time. The calculator lets you include only the items you actually use.
Is there an average cost to market a listing?
We do not publish an average, because real costs vary widely by market, property type and vendor scope. Instead the calculator estimates your cost from the numbers you enter.
